What is the price, size and payment plan?

The launch rate is quoted at ₹14,999/sq.ft for an approximate ₹1.65 Cr ticket, on a 50:50-style plan. A detailed WhatsApp illustration shows ₹10 lakh on booking, 10% of TCV within 30 days (less booking), 40% within 60 days, 40% on application of OC and 10% on offer/notice of possession, with charges, GST, stamp duty and TDS extra. Pre-launch material quotes a leased illustration with a minimum lease guarantee / rental benefit of ₹75,000 per month for 18 months after a 6-month fit-out period (a pre-handover benefit is assumed for ~42 months till OC), plus launch benefits of a ₹500/sq.ft self-use inaugural benefit and a ₹1,00,000 club-membership waiver stated as available till 15 July 2026. Treat these as quoted, not guaranteed: older public content mentions ₹60,000/month, so the live scheme must be verified, and any lease guarantee, tenure and benefit is subject to final written developer terms.

Is it RERA registered, and what should I verify before booking?
