Before paying EOI
- 1.1Confirm whether the project is RERA registered, registration pending, or only in pre-launch discussion.
- 1.2Ask who receives the payment, what receipt is issued and whether the payment is refundable.
- 1.3Get cancellation, adjustment and allocation rules in writing before transferring money.
- 1.4Do not rely on verbal promises about launch price, allotment priority or assured allocation.
Documents to request
- 2.1Applicable RERA registration and exact phase mapping. If an exemption is claimed, obtain its documented basis and qualified legal review.
- 2.2Current price sheet, payment plan, floor-rise charges, PLC, GST and other charges.
- 2.3Draft application form, allotment process, refund policy and expected agreement timeline.
- 2.4Tower, stack, floor and unit-size details for the exact inventory being discussed.
Decision checks
- 3.1Compare total acquisition cost, not only base price.
- 3.2Check launch location, approach road, construction start visibility and developer track record.
- 3.3Estimate cash-flow exposure across the first 12 to 24 months.
- 3.4Keep a written record of every offer, deadline, receipt and inventory confirmation.

For a project that requires RERA registration, verify the exact registered phase before paying an EOI or booking amount. Written refund terms do not replace registration. What should a refundable EOI receipt mention?
