Delhi NCR Resale Property Document Checklist
Resale searches move faster than document reviews. Use this checklist before paying token money, signing an agreement or transferring funds for a Gurgaon, Noida, Greater Noida or Delhi resale apartment, floor, plot or commercial unit.
Buyers, NRIs and investors comparing resale apartments, builder floors, plots, commercial units or ready homes across Delhi NCR.
Direct answer
Before buying a resale property in Delhi NCR, verify exact asset identity, seller authority, chain of registered documents, applicable RERA or project record, encumbrance or lien checks, mutation or society records, no-dues, property-tax and utility status, lender NOC, written agreement, payment route, registration cost and handover evidence. Initial resale document checklist reviewed 22 August 2026 against official RERA, registration and land-record source routes. It is buyer diligence guidance, not legal, tax, title, valuation, lending, investment or live-inventory advice.
Methodology and limits
- Treat a resale listing as an introduction, not proof that the seller can transfer the exact asset on the stated terms.
- Match the marketed unit to the registered deed, allotment or builder-buyer record, project or society record, floor, unit number, parking, undivided share and seller identity before token payment.
- Use official registration, RERA and land-record routes as recheck paths, but let a qualified property lawyer decide title, authority, transferability and document sufficiency.
- Keep tax, TDS, loan, valuation, stamp duty, registration, mutation and society-transfer decisions separate from Altina's checklist; they depend on the exact transaction, state, asset type and parties.
Identify the asset and seller authority
- 1.1Record the exact project or society, tower, floor, unit number, built-up or carpet basis, parking slot, undivided share, seller name and possession status.
- 1.2Ask for the complete document chain: allotment letter, builder-buyer agreement, registered sale deed, conveyance deed, transfer letter, possession letter and prior transfer documents where applicable.
- 1.3Verify seller authority through original identity documents, board or company authority, POA, succession or nomination documents where applicable; have a qualified lawyer review sufficiency.
- 1.4Do not pay token money only on a portal listing, brochure, WhatsApp message, verbal owner claim or photocopy without a written document list and review path.
Check public records, liens and dues
- 2.1For apartments and registered projects, check the applicable RERA or project record where relevant and map the resale unit to the project, phase, tower and promoter record.
- 2.2Use state registration and land-record routes to locate registered-deed, mutation, encumbrance, stay-order or property-record evidence where the asset type and state process allow it.
- 2.3Request written no-dues for society or RWA, maintenance, sinking fund, club, parking, electricity, water, gas, property tax and other recurring or transfer charges.
- 2.4If a loan exists, obtain current lender outstanding, foreclosure process, original-document custody and NOC or release requirements before planning payment or registration.
Close only with written transaction controls
- 3.1Use a written token or agreement structure that identifies the exact asset, parties, total consideration, payment schedule, default terms, refund terms, document handover and registration timeline.
- 3.2Confirm stamp duty, registration fee, TDS or tax withholding, capital-gains or NRI tax requirements and payment route with the relevant professional, bank or authority before transfer.
- 3.3Coordinate lender valuation, loan eligibility, seller-loan closure and buyer disbursement sequence directly with the regulated lender if finance is involved.
- 3.4Save the final registered deed, receipts, possession memo, key handover, meter transfer, society transfer, mutation application and professional-review notes after closing.
Frequently asked questions
What documents should I verify before buying a resale property in Delhi NCR?
Start with exact asset identity, seller authority, complete chain of registered documents, applicable RERA or project record, encumbrance or lien checks, mutation or society records, no-dues, property-tax and utility status, lender NOC, written agreement, payment route, registration cost and handover evidence.
Does a registered sale deed prove the resale property is safe to buy?
No. A registered deed is an important record, but it does not by itself prove clean title, absence of liens, seller authority, tax treatment, lender acceptance, mutation, possession condition or suitability. A qualified property lawyer should review the document chain and transaction facts.
Which official portals should I check for resale property records?
Use the state route that matches the asset location and document type. Haryana buyers may need Haryana deed-registration, Jamabandi and HARERA routes; Noida and Greater Noida buyers may need UP IGRS and UP-RERA routes; Delhi buyers may need Delhi Revenue and DORIS routes. Portal records can change, so recheck near payment and registration.
Can this checklist confirm current resale price or availability?
No. This checklist is not a live inventory feed, fixed-price source, valuation or appreciation forecast. Current resale price, seller authority, loan status, dues, transfer terms and handover date must come from written documents for the exact asset.
Important note
This checklist is informational only. Verify current documents with the official authority, developer, bank, lawyer or tax advisor where required before making a payment or signing a document.
