Buyer checklist
What this guide covers
A good site visit should answer more than how the sample flat looks. Use this checklist to compare location reality, construction visibility, unit fit and post-visit paperwork.
End users and investors visiting shortlisted properties across Delhi NCR.
Before the visit
- 1.1Shortlist by budget, configuration, commute, possession timeline and RERA status.
- 1.2Ask for the exact project address, tower being shown and whether the visit includes the real site.
- 1.3Carry questions on payment plan, total charges, available units and possession assumptions.
- 1.4Plan visits in the same corridor on one day so the comparison is fresh.
At the project
- 2.1Inspect approach road, traffic, public transport access, schools, hospitals and daily conveniences.
- 2.2Compare sample-flat finishes with the actual specification sheet.
- 2.3Check tower orientation, view, noise, sunlight, privacy and distance from amenities.
- 2.4Observe construction progress and whether it matches the committed stage.
After the visit
- 3.1Request written price, inventory stack, payment schedule, extra charges and offer validity.
- 3.2Compare all-in cost across projects, not just headline base price.
- 3.3Ask for RERA documents, draft allotment terms and cancellation policy before booking.
- 3.4Document unresolved questions and get written replies before making payment.
Frequently asked questions
How many projects should I visit in one day?
Two to four comparable projects in the same corridor is usually enough. Too many visits make cost, location and inventory details harder to compare accurately.
Should I trust sample-flat finishes?
Use the sample flat for layout understanding, but compare every visible finish with the official specification sheet and agreement documents.
What should I collect after a site visit?
Collect written price, inventory, payment plan, extra charges, RERA details, offer validity, cancellation terms and next-step documents before booking.
