RERA records are mapped to the exact project or phase; developer-displayed price and configuration are dated, indicative and subject to change. A registration or developer page does not prove current inventory, title, contract suitability, delivery or investment return.

Reviewed on 30 September 2026 (India time): all eight retained rows and 17 project-specific official URLs were checked. Fifteen sources were retrieved directly; the Godrej Samaris and Arden developer pages blocked direct access, so their price observations and source dates remain 31 August 2026 with row-level limitations. Regulator records remain consistent with the retained registrations. This review does not establish current inventory, offer validity or booking availability. - Marketing, township and phase names are kept separate. Where the offered unit cannot be mapped to the exact RERA record, the tracker requires written mapping before payment.
- Where an official page does not publish a current amount, this tracker makes no price claim. Any displayed amount remains indicative and subject to the current written price sheet, inventory and transaction terms.

- 1.1Use the RERA reference as the starting point, then verify the exact phase, tower, promoter name and completion date on the official authority portal.
- 1.2Treat every price band as indicative and subject to change; request the current written price sheet before comparing projects.
- 1.3Use the Altina project page to understand buyer fit, location trade-offs, configuration and next documents to request.
- 1.4Do not compare a township RERA, tower RERA and phase RERA as if they are the same document; ask for the exact mapping before booking.
Why some launches are excluded
- 2.1Projects without a direct official RERA or developer source are held until source evidence is attached.
- 2.2Smartworld ELIE SAAB Residences is not in the current tracker because a direct official UP RERA project detail URL was not confirmed for project verification.
- 2.3Goa, Thane, Panipat and Panchkula inventory is excluded because this page is scoped to Delhi NCR and wider NCR only.
Before shortlisting
- 3.1Ask for the current written inventory stack, payment plan, PLCs, floor-rise charges, cancellation terms and offer validity in writing.
- 3.2Match the marketing name to the RERA project name and phase before paying any EOI or booking amount.
- 3.3For NRI or remote buyers, align this tracker with POA, banking route and document-review checks before transferring funds.
Frequently asked questions
Is this Delhi NCR launch tracker a price list?
No. It is a research tracker. Prices are indicative and subject to change, and buyers should request the current written price sheet, payment plan and inventory stack before deciding.
Why is Smartworld ELIE SAAB not included in the current tracker?
It is held from the current tracker because the source pass did not confirm a direct official UP RERA project detail URL suitable for project verification. It can be added later when official proof is attached.

- 2026-09-30: Reviewed all eight rows and 17 official project URLs. Refreshed 15 directly retrieved source dates; retained the historical Godrej developer price dates because direct retrieval was blocked. Kept the exact phase mapping, indicative-price qualifications and excluded-project scope. Removed the Gulshan six-tower source-note claim because the retrieved page counter did not establish that count.
