Match certificate scope to the exact asset
- 1.1Identify whether the evidence is an occupancy certificate, completion certificate, part-completion certificate, part-occupancy certificate, provisional certificate or only an application/deficiency note.
- 1.2Match the certificate to the exact project, phase, tower, block, floor, unit, plot, shop, office, parking and common-area scope being offered.
- 1.3Check the issuing authority, certificate number, certificate date, project/licence/building-plan reference, validity conditions and any excluded blocks, floors, amenities or services.
- 1.4Do not treat a possession offer, marketing handover claim, broker message or old project-level certificate as proof for the exact unit.
Reconcile RERA, authority and handover records
- 2.1Check the current RERA project page for OC/CC uploads, completion status, promoter details, declared phase, orders, extensions or project-completion certificate references.
- 2.2For Gurgaon or Haryana assets, check the relevant TCP/Haryana route for occupation, completion, part-completion or licence records where applicable.
- 2.3For Noida or Greater Noida assets, check the Noida Authority Building Cell, UP RERA project record, Greater Noida application tracking or building-plan status route where applicable.
- 2.4Compare certificate scope with the agreement, allottees' documents, final demand, possession letter, no-dues, maintenance start date, utility-meter status and society/RWA transfer requirement.
Preserve evidence and keep boundaries clear
- 3.1Save the certificate copy, authority web record, application reference, inspection/deficiency notes, developer handover documents, RERA screenshots, lender notes and receipt custody together.
- 3.2Flag mismatched certificate names, missing towers, provisional wording, temporary conditions, incomplete amenities, missing fire/lift/environment references or unresolved deficiencies for professional review.
- 3.3Ask the lender, lawyer, technical reviewer, society/RWA and authority where their acceptance depends on the certificate's scope or conditions.
- 3.4Recheck official records near payment, possession, registration, resale or loan disbursement because certificate uploads, authority routes and conditions can change.
