Methodology and limits

Verify the right to offer possession
- 1.1Match the offer of possession to the exact project, phase, tower, floor, unit, parking, area basis, buyer name and agreement schedule.
- 1.2Ask for occupancy certificate, completion certificate, part-occupancy evidence or other applicable ready-status document before treating the handover as usable.
- 1.3Check the current Haryana, Uttar Pradesh or Delhi RERA/project record for declared completion, uploaded disclosures, promoter details and any relevant order or status note.
- 1.4Do not accept a marketing email, final-demand letter, broker message or verbal handover date as proof that the exact unit is legally or physically ready.
Control money, defects and utilities before handover
- 2.1Reconcile the final demand with the agreement, cost sheet, payment ledger, taxes, maintenance deposits, IFMS, club, parking, power backup, meter and handover charges.
- 2.2Request written no-dues, maintenance start date, penalty or delay adjustment position, possession letter, handover memo and key-handover evidence before final acceptance.
- 2.3Inspect the unit, parking, meters, access, lifts, fire/safety equipment, common areas, promised amenities and fit-out restrictions; record all defects in a dated snag list.
- 2.4Confirm electricity, water, gas, DG, internet, waste, property-tax, society/RWA and maintenance-account transfer steps before moving in or leasing out.
Preserve conveyance, custody and post-handover records
- 3.1Track registered conveyance deed, sale deed, sub-lease or other applicable registration route separately from physical possession.
- 3.2Record who holds original documents, lender custody, post-registration document deposit, property-insurance papers, keys, access cards, warranties, manuals and approvals.
- 3.3Save receipts, final ledger, no-dues, possession letter, handover memo, snag closure evidence, utility transfer evidence and professional-review notes in one file.
- 3.4Use qualified legal, tax, lender, valuation and technical review where the transaction size, defect status, title chain, loan, tax or handover condition justifies it.
