What the numbers actually tell you
The spread is the story. A 3 BHK on Golf Course Road can cost more than double the same configuration on the Dwarka Expressway, and roughly four times one in Greater Noida West. You're not paying for the flat — you're paying for how settled the address already is. The premium corridors charge for existing infrastructure; the value corridors ask you to underwrite the corridor's future.
The ₹14,000/sq.ft floor. Across Greater Noida, the broader Dwarka Expressway and the Sohna belt, branded developers (Sobha, Godrej, Emaar, Eldeco) are clustering around ₹14,000–16,000/sq.ft. That's the current entry point for genuine branded-build luxury in NCR — below it, you're usually in volume housing.
The ₹30,000+ branded jump. Branded residences — Jacob & Co., Elie Saab, Tonino Lamborghini — sit at a clear step-up (₹30,000–32,000+/sq.ft), because part of what you buy is the brand association, not just the build. Worth being clear-eyed about what that premium concretely delivers.
Where the upside narratives live. The Jewar (Noida International Airport) corridor — Greater Noida, Yamuna Expressway, Noida Expressway — carries the most appreciation talk. Real, but partly still a forecast, with possession horizons running to 2030–31. The established corridors cost more precisely because their growth has already happened.

How to use this index
Treat it as a sanity check, not a valuation. If a 3 BHK is quoted well above its corridor band, ask what specifically justifies it — floor, view, brand, carpet efficiency. If it's well below, ask why — possession risk, density, a soft micro-location. The right buy is rarely the cheapest or the dearest; it's the one whose premium you understand.
